| The functions of the architect and the contractor are provided under one contract, selected by the owner based
on qualifications. Design and construction services are estimated as a Guaranteed Maximum Price (GMP), or a
budget range, based on early design information and historical data. As plans are completed, it is competitively
tested by soliciting proposals from similar quality subcontractors.
The design/build team warrants to the owner that the design documents are correct and complete. Once the
owner’s requirements and expectations are defined in performance terms, change orders due to drawing and
specification errors are the responsibility of the design/builder, not the owner.
The owner has a single point of responsibility for both design and construction. Quality, cost, and schedule
adherence are provided by one team.
Value is achieved through cost and schedule. Studies have found the design/build project delivery method to
